Horizon Hurstville has reached settlement, and around 130 buyers have collected keys to homes they committed to long before the building existed.
For LINK, that is the end of a long campaign. For anyone watching the market, it is a useful piece of evidence about what is actually selling.
Horizon was developed by The One Collection with DKO and built by Masscon, an iCIRT-rated builder. 179 residences, completed on schedule.
That last part matters more than it used to. Buyers who commit off the plan carry the risk of delay, cost escalation and builder failure for the duration of the build. At Horizon, none of that risk landed on them.
As our CEO Michael Klevansky put it on site, everything has to go right. Product, price, location and buyer pool all have to line up at once, and if one of them is off, the whole project drags.
Hurstville is not a speculative play. It is an established centre with the infrastructure already in the ground.
None of that depends on where the market sits in its cycle. It was there before this downturn and it will be there afterwards.
No spin on this one.
Cotality’s Home Value Index for October, released on 2 November 2026, has national dwelling values down 1.2% for the month and 6.7% below the March 2026 peak. Sydney fell 1.6% over the month and is down 9.4% over the year.
That is a soft market by any measure, and we are not going to pretend otherwise.
The detail worth knowing, if you are buying an apartment rather than a house, is in the breakdown. Over the twelve months to October, Cotality has Sydney houses down 10.8% and Sydney units down 5.6%.
Units have not been immune. They have fallen at roughly half the rate of houses.
Buying a completed apartment removes most of the variables that make people hesitate.
You walk through the actual apartment rather than a display suite. You see the finishes, the outlook and the light at the hour you would be living there. There is no construction risk left, no completion date to wait on, and no gap between what you signed for and what you receive.
In a market where confidence is the scarce ingredient, being able to see exactly what you are buying removes a great deal of the guesswork.
Most of Horizon has now settled, but a small number of apartments are still available, including a north-west corner residence on level 19.
If you would like to walk through what is left, or simply want a straight read on whether now suits your circumstances, the LINK team is here to help.
